It depends on our que and when you want to close. We will give you the time-frame which is usually within a week. You pick the day and we close that same day. In working with us you have the benefit of selecting the closing date—this can be within a week or several months, but always your choice. As soon as the title work is completed, we are able to close due to the fact that we buy in cash.  There is no need to wait for a loan to be completed, and no appraisal or home inspection that needs to be done. When you have a contract with us to buy your house, you can consider it sold.

Not to worry, we buy houses from people with mortgages and big loans all the time, so this is not unknown territory for us. You have many options in this case and we encourage you to get in touch to find out more about your options.

Yes, it is.  Most houses are sold on the MLS using a Realtor, but tens of thousands of houses are sold each year across the country without having a real estate agent involved.  These are private sales with one individual selling to another, which involve completely legal transactions and are considered a perfectly reasonable way to sell a house.  All of our closings take place at a title company with an attorney handling the settlement, so you can be sure that everything is done according to all appropriate laws and regulations.

Will I have time to review the documents and/or seek legal advice before entering into an agreement?

Yes, and we encourage you to do this.  We use a very simple three-page contract that protects both parties and makes for an easy, simple transaction.  Many people we buy houses from want the contract to be reviewed by an attorney or otherwise get the advice of counsel.  That is never a problem for us and we actually advise buyers to do this so they are completely comfortable with the transaction.

No- you can take as much time as you need. Again, when we talk to you about buying your house, we want you to be 100% comfortable with every detail of the transaction.  Many people need time to think about it, talk to a significant other, talk to your children, talk to an attorney, etc. You can be sure that it will never be an issue with us.  We do have a limit on the number of houses we can purchase each month to ensure that we can close on 100% of the properties we are under contract to buy, but the seller is always encouraged to take as much time as they need to feel completely comfortable with selling their house to us.

We understand many of the situations many people may encounter, because we have all encountered similar situations ourselves. We understand how it feels to go through a similar process because we would just like to off-load a home or because we have to because of tough times. We do our best to approach each situation regardless with the upmost respect and civility.
